How to choose
Most homes in Lexington County and Greater Columbia sit on a vented crawlspace over sandy or clay soil, and long humid Midlands summers keep those crawlspaces near the moisture threshold the CL-100 wood infestation report measures against. That is why Silver — the home inspection plus the CL-100 — is the most sensible default for anything built more than fifteen years ago.
Air conditioning works harder here than in most of the country. If the heat pump or air handler dates to the mid-2000s, or your loan is VA, FHA, or FNMA and underwriting will want written HVAC documentation, Gold saves you from hunting for a letter two days before closing.
Platinum is the answer when moisture is the question: a musty smell, a leak history, low grading, or anyone in the household with asthma or allergies. It adds mold inspection, an appliance recall report, and five-year roof and mold protection on top of everything in Gold.
Questions
Packages start at $325 for the Plus complete home inspection and run to $895 for Platinum, which bundles the home inspection, CL-100, HVAC, and mold inspection. All pricing is based on square footage — call or text 803-365-5890 with the address for an exact quote in about two minutes.
If the home sits on a crawlspace or your lender wants a termite letter, start with Silver. If the HVAC equipment is ten years old or older, or you are financing with VA, FHA, or FNMA, choose Gold. If the house smells musty or anyone in the household has allergies or asthma, choose Platinum.
Yes. Every service in a package happens during one visit, so you pay one mobilization instead of several, and the bundled price is lower than the sum of the individual services.
It lets you get the inspection and report immediately while the fee is settled at closing rather than out of pocket during due diligence. It is included free with the Silver, Gold, and Platinum packages.
Same day in nearly every case, usually the same evening — photo-documented and written in plain English, because South Carolina due-diligence windows are short.
