What it is
A new construction inspection is an independent, buyer-paid inspection of a newly built home — typically at pre-drywall (while framing, wiring, plumbing, and ductwork are still visible), again before closing, or both. Municipal code inspections are real but brief; a code inspector may have twenty minutes per visit and is checking minimum code, not workmanship, and not whether your particular house was finished with care.
We work from a new-construction-specific checklist: flashing and housewrap details, HVAC duct connections, attic insulation depth and coverage, plumbing test results, grading, and the long tail of finish items builders fix readily when documented before you close.
Why it matters in the Midlands
Lexington County is one of the fastest-growing counties in South Carolina, and volume production building moves fast — trades overlap, supervisors cover many sites, and items get missed. The defects we find in new Midlands homes are rarely exotic: missing flashing at roof-wall intersections, ductwork disconnected in the attic, crawlspace debris trapping moisture, grading that drains toward the slab. All cheap for the builder to fix now, expensive for you to discover in year three.
Builders' contracts often set tight windows for pre-closing walkthroughs. An independent report gives you a documented list the builder is contractually obligated to address — much stronger footing than items scribbled during a 45-minute orientation.
