A pool and spa inspection evaluates the three things that determine whether that sparkling backyard pool is an asset or a five-figure problem: the structure (shell, coping, decking, tile), the equipment (pumps, filters, heaters, plumbing, electrical bonding), and safety (barriers, gates, drain covers, GFCI protection). Standard home inspections in South Carolina typically exclude pools — this fills that gap.
We operate the equipment, check for leaks at the pad, evaluate the condition of the interior finish, and verify the safety items that insurers and common sense both care about.
Pools are common across Lexington and the Lake Murray area, and they age hard in our climate: long swim seasons mean high equipment hours, and our sun is brutal on pump seals, plaster, and vinyl liners. Replastering runs well into five figures; a failed main drain or aging pump pad adds up fast. None of it is visible from a showing.
Safety matters doubly: South Carolina follows barrier requirements for residential pools, and insurance carriers increasingly ask about fencing, self-latching gates, and compliant drain covers. Buying a home with a non-compliant pool can mean immediate, mandatory expense.
