Cottages and mill-era homes near the river
The blocks around State Street, Triangle City, and old Brookland hold cottages and small frame houses from the 1940s and 50s, many recently renovated as the riverfront has taken off. Renovation quality varies enormously: we regularly find beautiful new kitchens sitting on top of untouched original wiring, undersized 60-amp services, patched pier foundations, and crawlspaces that haven't seen a vapor barrier ever. A careful inspection separates the true renovations from the cosmetic ones — the single most important distinction in this market.
