Home Inspector in West Columbia, South Carolina

West Columbia is one of the Midlands' best-value markets — established neighborhoods minutes from downtown Columbia, riverfront development along State Street, and a housing stock that runs from 1940s mill-village cottages to brand-new townhomes near the Congaree. Value markets reward buyers who inspect carefully, because the difference between a solid older home and a money pit is invisible from the curb.

We're based in Lexington, ten minutes up Highway 1, and inspect in West Columbia and Cayce weekly. Licensed SC inspector, InterNACHI standards of practice, and a same-day photo report that tells you plainly what needs attention now, what can wait, and what's just an old house being an old house.

What We Find in West Columbia Homes

Cottages and mill-era homes near the river

The blocks around State Street, Triangle City, and old Brookland hold cottages and small frame houses from the 1940s and 50s, many recently renovated as the riverfront has taken off. Renovation quality varies enormously: we regularly find beautiful new kitchens sitting on top of untouched original wiring, undersized 60-amp services, patched pier foundations, and crawlspaces that haven't seen a vapor barrier ever. A careful inspection separates the true renovations from the cosmetic ones — the single most important distinction in this market.

Post-war suburbs and newer infill

Westover Acres, Saluda Gardens, and the neighborhoods off Sunset Boulevard carry solid 1950s–70s brick homes with the usual Midlands checklist: damp vented crawlspaces, aging panels, cast-iron drains reaching end of life. Meanwhile, new townhome and infill construction near the river brings the opposite profile — tight schedules and rushed finish details. Low-lying streets closer to the Congaree also make drainage and past-flooding evidence a specific point of attention in our West Columbia inspections.

What West Columbia Clients Say

West Columbia
Flipped house that looked perfect. He found the shortcuts fast — panel issues and a crawlspace nobody had touched. We renegotiated $9k off the price.

West Columbia
Honest guy. Told me the house was in better shape than I feared and didn't invent problems to justify the fee. That kind of straight talk is rare.

Questions

West Columbia Home Inspection FAQ

How much is a home inspection in West Columbia?

Most run $350–$500 depending on size and age. Small cottages come in at the lower end; call 803-365-5890 with the address for an exact number.

The house was just renovated — do I still need an inspection?

Especially then. Renovations in this market range from excellent to purely cosmetic, and the difference lives in the crawlspace, the attic, and the panel — exactly where we look.

Do you check for flood history?

We inspect for physical evidence — water staining, sediment lines, moisture damage patterns — and flag anything consistent with past water intrusion. For zone determinations, we'll point you to the FEMA maps for the address.

Is a CL-100 needed in West Columbia?

Yes — it's a South Carolina requirement for most closings statewide. We arrange it alongside the inspection in one visit.
