In production-built Red Bank homes we routinely document HVAC ducts disconnected or crushed in the attic, missing or reversed flashing at roof-wall intersections and above windows, grading that drains toward the foundation, gaps in attic insulation over the garage, and rushed exterior sealing. None of it means the house is bad — it means the punch list needs to exist before you close. Pre-drywall inspections catch framing and mechanical issues while they're still visible, and an 11-month warranty inspection catches settlement and workmanship issues before builder coverage expires.
