What radon testing is
Radon is a naturally occurring radioactive gas released by the breakdown of uranium in soil and rock. It's colorless and odorless, it enters homes through slabs, crawlspaces, and foundation gaps, and it is the second-leading cause of lung cancer in the United States. The only way to know a home's radon level is to test — no visual inspection can detect it.
We place a continuous radon monitor in the lowest livable level of the home for a minimum 48-hour test under closed-house conditions. The monitor logs hourly readings, which makes tampering evident and gives you a defensible number, not a guess.
Why it matters in the Midlands
Radon doesn't follow neighborhood lines. The EPA maps most of the Midlands as Zone 2 (moderate potential), but zone maps predict averages, not individual houses — homes over granite-influenced soils in parts of Lexington and Richland counties have tested well above the EPA action level of 4.0 pCi/L while the house next door tested low. New construction is not exempt; tighter building envelopes can actually concentrate radon.
If a test comes back at or above the action level, mitigation is a solved problem: a sealed suction system typically runs a modest, one-time cost and brings levels down permanently. Knowing before you buy means the fix can be negotiated into the deal.
