Most new homes in South Carolina come with a one-year builder warranty covering workmanship and materials. An 11-month warranty inspection is a full home inspection timed just before that warranty expires, producing a documented claim list you submit to the builder while repairs are still their responsibility.
By month eleven the house has been through a full cycle of Midlands seasons — summer humidity, clay-soil movement, winter heating — and problems that weren't visible at closing have had time to show themselves: settlement cracks, nail pops, HVAC shortfalls, grading that turned to standing water, leaks at flashing details.
