Friarsgate, Coldstream, and the neighborhoods off Lake Murray Boulevard are dominated by 80s and 90s tract housing. The recurring list here is specific: polybutylene supply lines that insurers still ask about, Masonite and hardboard siding delaminating at the bottom courses where sprinklers hit it, second-generation roofs with reused flashing, aging heat pumps at or past end of life, and vented crawlspaces holding Midlands humidity. Most of it is manageable — but each item is a number in your negotiation, and you want that number before due diligence closes.
