What we find repeatedly: original wiring updated only at the outlets while cloth-insulated runs remain in the walls, undersized or obsolete electrical panels that insurers flag, galvanized supply lines and cast-iron drains at the end of their service life, floor framing sistered or shimmed without addressing the moisture that caused the sag, and roofs on their third covering. We photograph all of it and tell you which items are safety, which are budget, and which are simply the age of the house.

Riverfront lots and drainage near the Congaree

Properties near the Congaree and the low-lying stretches around Cayce carry real water risk. We check crawlspace moisture and standing water, evidence of past flooding at framing and mechanical equipment, elevation of HVAC and water heaters, grading and drainage away from the foundation, and any signs that a sump or french drain has been fighting a losing battle.
