What a CL-100 is
The CL-100 — officially the South Carolina Wood Infestation Report — is a standardized inspection of a home's accessible wood for evidence of termites, other wood-destroying insects, wood-decaying fungi, and excessive moisture. In South Carolina, nearly every lender requires a current CL-100 before closing, and most purchase contracts call for one whether a lender does or not. It is not the same thing as a general home inspection: the CL-100 answers one specific set of questions about wood-destroying organisms, on a state-mandated form.

Why it matters in South Carolina
The Midlands sits squarely in one of the heaviest termite pressure zones in the country. Subterranean termites are active year-round in Lexington County's warm, humid climate, and our sandy soils and vented crawlspaces give them easy, hidden access to sill plates, band boards, and floor joists. Wood-decaying fungi thrive in the same damp crawlspaces. A house can look immaculate from the living room and still be losing structural wood underneath — which is exactly why South Carolina formalized this report.
If the CL-100 notes active infestation or damage, it becomes a negotiating document: repairs or treatment are typically resolved between buyer and seller before closing. Getting it done early in your due-diligence window keeps those conversations from happening at the closing table.

Is a CL-100 required to close on a house in South Carolina?＋
In practice, yes for almost all transactions — lenders require it for financed purchases, and most SC purchase contracts require the seller to furnish one dated within 30 days of closing. Cash buyers can waive it, but given termite pressure in the Midlands, we don't recommend it.
