What a mold inspection is
A mold inspection is a moisture investigation first and a sampling exercise second. Mold doesn't appear without water, so we start by finding where water is or has been: crawlspace humidity, plumbing leaks, roof intrusion, condensation at ductwork, and grading that pushes runoff toward the foundation. We use moisture meters and a thermal camera to trace problems back to their source, then take air or surface samples for laboratory analysis when visible growth or symptoms warrant it.
The result is not just "there is mold" — every house has some spores — but where it's growing, why, how it compares to outdoor baseline levels, and what has to change to stop it.
Why it matters in South Carolina
The Midlands' combination of long humid summers and vented crawlspaces is close to ideal for fungal growth. Crawlspace relative humidity here routinely exceeds 70% from May through September, and once subfloor wood stays damp, growth follows. We see it constantly in homes that look perfect upstairs. Buyers with asthma, allergies, or young children have particular reason to check; so does anyone buying a house that sat vacant with the HVAC off.
