Older Lexington homes: the 1970s–80s ranch
A huge share of established Lexington — the neighborhoods off Old Cherokee Road, around the town core, and along Platt Springs Road — is brick ranches and split-levels from the 1970s and early 80s. These are honest, well-built houses, but fifty years in, they share a predictable list: vented crawlspaces holding summer moisture (and everything that follows — fungal growth on subfloor wood, rusting ductwork, wet insulation), original electrical panels that insurers now flag, galvanized or polybutylene plumbing runs, and roofs on their second or third covering where flashing details get sloppy. None of these are reasons to walk away from a good house. They are reasons to know exactly what you're negotiating over — and we've been under enough Lexington crawlspaces to tell you quickly whether what's down there is normal aging or a real problem.
